How Mason County Property Tax Assessment Works

State law under RCW 84.40 requires the Assessor to appraise property at 100% of fair market value. Mason County follows this standard. The 2026 assessed values reflect market conditions as of January 1, 2025, based on 2024 sales data and prior years. Physical inspections run on a six-year cycle, with annual sales analysis keeping values updated between inspection years.

The Assessor sets levy rates based on taxing district budgets. Each parcel sits within a combination of districts, such as a school district, fire district, library district, and county general levy. The tax on any given parcel equals the assessed value multiplied by the combined levy rate for all districts covering that parcel. Rates vary across Mason County depending on which taxing districts cover a specific location.

Mason County Property Tax Payment

The Mason County Treasurer's Office handles all billing and collection for real and personal property taxes. Tax information is available online via Paydici or by calling 360-427-9670, ext. 475. Office hours are Monday through Friday, 9 AM to 4 PM, excluding county holidays. The Treasurer also manages cash flow, investments, and debt financing for the county and junior taxing districts.

Payment options include mail, in-person, online through Point and Pay, and ACH auto-pay. Online and phone fees are: credit cards at 2.5% (minimum $2.00), debit cards at a flat $3.95, and e-check at a flat $1.55. A $40 returned-item fee applies to all payment types returned by the bank.

Taxes over $50 can be paid in two halves under RCW 84.56. First half is due April 30 and second half is due October 31. Real property is subject to foreclosure three years from the tax due date. Personal mobile homes are subject to distraint on the same three-year timeline. Certified funds (cashier's checks, bank certified checks, or cash) are required for all delinquent accounts subject to distraint or foreclosure proceedings.

Real Estate Excise Tax Records in Mason County

This portal lets you view REET affidavits and supporting documents by searching for all or part of a statement number, parcel number, grantor name, grantee name, or street address. REET affidavits document the real estate excise tax paid when property changes hands in Washington. The REET Sifter is separate from TaxSifter but serves a related function. Data errors, such as an incorrect living area or a bedroom count that does not match your home, can sometimes be corrected quickly. If a review of the data does not resolve your concern, you can file a formal appeal with the Mason County Board of Equalization before the deadline on your Notice of Value.

Bring evidence to support a different value. Recent sales of similar properties in Mason County are the most persuasive type of evidence. An independent appraisal also works.
