The Assessor-Treasurer site is the main hub for Thurston County property tax records, exemption programs, and the A+ online parcel search.

Thurston County Property Tax Assessment

Washington State law requires all property to be valued at 100% of fair market value as of January 1 each year. This standard is set under RCW 84.40. Thurston County uses sales analysis and mass-appraisal methods to set values across the county. The Assessor physically inspects one-sixth of all real property each year. The 11-digit property number on your Value Change Notice and tax statement is assigned by the Assessor and is the key identifier for your parcel in the A+ system.

Omitted taxes can be assessed for up to three prior years when improvements were not previously valued. In those cases, property owners get an extra year to pay the omitted amount. Spelling corrections or minor name changes can be made on the tax remittance stub. Legal ownership changes require a Real Estate Excise Tax Affidavit. Thurston County Property Tax Payment

Tax Exemptions in Thurston County

Thurston County administers several property tax relief programs. The senior citizen and disabled persons exemption is the most common. If the Board's decision still does not satisfy you, appeal to the Washington State Board of Tax Appeals. That body handles appeals from every county in the state.

The Thurston County Auditor's online record index lets you search recorded documents by name or parcel number. Many documents are viewable online including deeds, agreements, covenants, easements, leases, maps, notices of trustee sale, ordinances, real estate contracts, releases, resolutions, and UCC filings. Photo copies of recorded documents cost $1.00 per page. Certified copies cost $3.00 for the first page and $1.00 for each additional page of the same document.
