Bellevue Property Tax Records and King County

All Bellevue property tax records are administered by King County. The King County Department of Assessments values every parcel in the city each year, and King County Treasury Operations sends out tax bills and collects payments. The city of Bellevue receives a portion of each property tax bill, but the county handles the assessment and collection process from start to finish.

King County collects all property taxes for Bellevue properties and remits the city's share on a daily basis. Your tax bill shows several line items including the state levy, King County levy, Bellevue city levy, school district levy, and other voter-approved levies. Each of those taxing districts sets its own rate, and the county adds them all together to produce your total tax bill.

Tax statements are typically mailed in February each year. If your total annual tax is $50 or less, full payment is due by April 30. If it exceeds $50, you can split the bill into two equal installments: the first half is due by April 30, and the second half by October 31. These due dates apply to all Bellevue parcels in King County.

Bellevue Property Assessment Records

The King County Department of Assessments maintains the official property database for all Bellevue parcels. The assessor's office is at 500 Fourth Avenue, Room 700, Seattle, WA 98104. You can reach them by phone at (206) 296-7300. Staff can help with questions about assessed values, exemption programs, and how to read your value notice.

The assessor values all real property annually. Real property includes land, homes, condos, apartment buildings, and permanently attached mobile homes. Commercial and industrial properties are also assessed. Values are based on market data, recent sales, and property characteristics. The assessor aims to set values at 100% of fair market value as of January 1 of the assessment year.

Bellevue Property Tax Payments

Bellevue property taxes are paid to King County Treasury Operations, not the City of Bellevue. You can pay online through the official King County property tax payment portal. The portal handles both real property and personal property tax bills for Bellevue parcels. Beginning January 1, 2026, all debit and credit card payments carry a 2.35% service fee with a $2.00 minimum. eCheck payments are also accepted and generally cost less.

If you prefer to pay by mail, send your check to King County Treasury Operations, 201 South Jackson Street, Suite 710, Seattle, WA 98104. Include the payment stub from your tax statement to make sure your payment is applied correctly. You can also pay in person at the King County Administration Building at that address.

If you do not know your parcel number, the payment portal has a link to the eReal Property Search so you can look up your account by address before paying. Call King County Treasury Operations at (206) 263-2890 if you have questions about your Bellevue tax bill, delinquency, or payment options.

Note: The Bellevue Finance Department at City Hall handles city business taxes and real property transactions for city-owned land, but individual homeowners and property owners pay their tax bills through King County, not through the city.

Bellevue Property Tax Exemption Programs

Senior citizens and people with disabilities may qualify for a property tax reduction through the state exemption program. In Bellevue, this program is administered by the King County Assessor. Eligibility requires that you own and occupy the property as your primary residence, meet age or disability criteria, and fall within the household income limits set for that tax year. The income threshold changes annually.

The program is authorized under RCW 84.36.381. Qualifying households can receive a reduction in excess levies and, at lower income levels, in regular levies as well. Applications are available through the King County Assessor's Office. Call (206) 296-3920 to reach the exemptions team or visit the assessor's office in person in Seattle. The City of Bellevue Finance and Asset Management department at City Hall, 450 110th Ave. NE, Bellevue, WA 98004, can also provide general information on city-level resources.

Washington also has a deferral program for senior citizens and people with limited incomes under RCW 84.38. This program lets qualifying property owners defer payment of their property taxes. The deferred amount becomes a lien on the property and is repaid when the property is sold or transferred.

Appealing Bellevue Property Tax Assessments

If you think your assessed value is wrong, you can appeal to the King County Board of Equalization. File your appeal within 60 days of the date on your value notice. The Board of Equalization is independent of the Assessor's Office and reviews cases on their merits. You do not need a lawyer to appeal, but you must provide evidence that the assessed value exceeds fair market value.

Contact the King County Board of Equalization at 516 Third Avenue, Room 1222, Seattle, WA 98104. Phone: (206) 477-0750. Appeals can also be filed online. After the Board rules, you can appeal further to the State Board of Tax Appeals if needed. Property tax appeal procedures are set out under RCW 84.48.
