Pierce County Assessor-Treasurer

The Pierce County Assessor-Treasurer is a combined office that handles both the assessment of property values and the collection of property taxes. The office serves more than 75 taxing districts across Pierce County, maintains records for approximately 350,000 properties, and collects roughly $2.1 billion in property taxes each year. Frederickson properties fall under this office's jurisdiction for all tax purposes.

Because Frederickson is unincorporated, there is no separate city levy. Property owners in Frederickson pay county, state, school district, fire district, and other special district taxes, but no city-level levy. This can make the overall tax rate lower than for incorporated neighbors in some taxing areas. The Assessor-Treasurer can tell you exactly which taxing districts apply to your parcel.

Property Tax Exemptions in Frederickson

Pierce County offers a property tax exemption program for seniors and people with disabilities that applies to Frederickson properties. Under RCW 84.36.381 through 84.36.389, qualifying residents can have their home's assessed value frozen for tax purposes and be exempted from various levies. This program can reduce tax bills significantly for those who qualify.

Eligibility requirements include being 61 or older, or disabled, by December 31 of the prior year. Income must not exceed $64,000 in household income. You must own the home and live in it as your primary residence for at least six months each year. Different income levels correspond to different exemption amounts on the assessed value. Exemptions must be renewed at least once every six years.

To apply, visit piercecountywa.gov/seniors. You will need valid ID and income-related documents. An online application option is available. Applications are handled by the Assessor-Treasurer's office.

Appealing a Pierce County Property Assessment

If you disagree with the assessed value on your Frederickson property, you can appeal to the Pierce County Board of Equalization. You have 60 days from the date the notice was mailed, or until July 1, whichever comes later. You do not need to hire an attorney to appeal, though you must present evidence showing the assessor's value is wrong.

To get an appeal form, contact the Board of Equalization at (253) 798-7415 or visit piercecountywa.gov/679/Appeals. The Assessor-Treasurer recommends calling an appraiser first to discuss your concerns before filing. Many valuation disputes are resolved informally at that stage. If you still disagree after that conversation, then file the formal appeal with the Board.

Under RCW 84.48, the Board of Equalization has authority to adjust individual property values when an appeal demonstrates the assessed value is inaccurate. Comparable recent sales are the most common evidence used in successful appeals.
