The Pierce County Assessor-Treasurer Information Portal, known as ATIP, is the main online tool for South Hill property records. You can access it at atip.piercecountywa.gov. Search by taxpayer name, mailing address, parcel number, site address, account type, or use code. Results show a full property profile including current ownership, building characteristics, assessed values, tax amounts, sales history, and a parcel map.

Each parcel record in ATIP has tabs for Summary, Taxes/Values, Land, Buildings, Sales, and Map. Building characteristics listed include construction type, condition, quality, exterior type, roof type, HVAC system, number of stories, square footage, basement details, garage, bedrooms, bathrooms, fireplaces, and year built. The Appraisal Details tab shows the value area, appraisal account type, and related parcels. Tax information shows the current tax year, taxable value, and assessed value. ATIP also requires users to acknowledge the restriction under RCW 42.17.260(9) against using lists of individuals for commercial purposes.

The ATIP system displays a disclaimer that appraisal data is for informational purposes only and is not suitable for determining official value. Neither Pierce County nor the Assessor-Treasurer warrants accuracy or completeness. For legally binding values, contact the office directly.

Paying South Hill Property Taxes

Property tax statements for South Hill parcels are mailed during February each year. Taxes are due in two installments. If the total tax due is $50 or less, full payment is due by April 30. For amounts over $50, the first half is due by April 30 and the second half by October 31. Under RCW 84.56.020, interest at 0.75 percent per month is charged against the full-year tax for residential properties with one to four units starting May 1. All other properties are charged interest at 1 percent per month starting May 1, plus a 3 percent penalty on June 1 and an additional 8 percent penalty on December 1, capped at a total 11 percent.

You can pay South Hill property taxes online, by mail, or in person. Online payments go through the Pierce County portal. Mail payments must include the property tax remittance stub. If you don't have the stub, write the parcel number on the check. Mail to Pierce County Finance, P.O. Box 11621, Tacoma, WA 98411-6621. For in-person payment, bring your stub to 2401 South 35th Street, Room 142, Tacoma, WA 98409. A drop box outside the office accepts payments after hours. Full details are at the Pierce County Tax Bills and Payments page.

Failure to receive a tax statement does not waive interest or penalties. Call (253) 798-6111 to get your exact amount due before the deadline.
