Pierce County's records directory links to property value searches, recorded documents, delinquent tax information, and parcel maps for Spanaway.

The Pierce County Assessor-Treasurer Information Portal, ATIP, at atip.piercecountywa.gov is the main tool for searching Spanaway property records online. You can search by parcel number, property address, or taxpayer name. The portal returns a detailed property profile with tabs for Summary, Taxes/Values, Land, Buildings, Sales, and Map. No login is required and the basic lookup is free.

The Summary tab shows current taxpayer information, site address, account type (real or personal property), and use code. The Taxes/Values tab displays the current tax year assessment, taxable value, and annual charges. The Buildings tab covers construction type, condition, quality, exterior, roof, HVAC, size, bedrooms, bathrooms, and year built. Sales history shows prior transactions with dates and prices. The Map tab provides a parcel boundary map and links to aerial imagery.

ATIP requires users to agree to terms under RCW 42.17.260(9), which prohibits using lists of individuals for commercial mailing purposes. The portal carries a disclaimer that appraisal data is informational only. For any legally binding assessment, contact the Assessor-Treasurer directly.

The Pierce County Parcel and Property Information page at piercecountywa.gov/969 links to ATIP along with the Auditor's Recording Search and the Washington State Digital Archives. Contact for parcel inquiries is 253-798-3684.

Recorded Documents for Spanaway Properties

Deeds, mortgages, liens, easements, and other recorded documents for Spanaway properties are held by the Pierce County Auditor. You can search them online through two tools. The Pierce County Auditor Recorded Documents page lets you order certified copies online by credit or debit card. Mail requests go to Pierce County Auditor's Office, Attn: Recording Copies, 2401 S. 35th St., Room 200, Tacoma, WA 98409. Phone questions go to 253-798-7440.

The second tool is the Pierce County Auditor Real Property Search at armsweb.co.pierce.wa.us. This gives direct access to the recorded document index and images. You can search by grantor or grantee name, parcel number, or legal description. Images online are redacted for privacy and are not certified copies. The system warns that parcel-based searches may not yield a complete chain of title, and recommends using a direct index search for thorough results.

The Spanaway recorded documents portal allows searching by name or parcel for deeds, liens, and other real property instruments.

Paying Spanaway Property Taxes

Pierce County mails Spanaway property tax statements during February each year. Not receiving a statement does not waive interest or penalties on late payments. Taxes are due in two installments. If the total tax is $50 or less, pay the full amount by April 30. For bills over $50, the first half is due April 30 and the second half by October 31.

Under RCW 84.56.020, residential properties with one to four units accrue interest at 0.75 percent per month starting May 1. All other properties accrue interest at 1 percent per month from May 1, plus a 3 percent penalty on June 1 and an 8 percent penalty on December 1. Total penalties cap at 11 percent. The Assessor-Treasurer's foreclosure avoidance program is available for Spanaway owners at risk of losing property due to delinquent taxes. You can apply online or by contacting the office at (253) 798-6111.

If your Spanaway property's assessed value seems too high, you can appeal to the Pierce County Board of Equalization. Appeals are filed under RCW 84.48 and must be filed within 30 days of your valuation notice or by July 1, whichever is later. The Board is independent of the Assessor-Treasurer.
