Thurston County Assessor and Olympia Parcel Values

The Thurston County Assessor, Steven J. Drew, is responsible for identifying and fairly valuing all real and personal property in Thurston County, including every parcel within Olympia. The office is at 3000 Pacific Ave SE, Olympia, WA 98501. Assessed values are set as of January 1 each year, reflecting market conditions at that date. Single-family home sale prices in Thurston County rose modestly to $516,000 for the 2025 assessment year.

Property owners can view their individual value change notice online using the A+ Parcel Search system. For value-related concerns or questions about the property characteristics used in your valuation, email ValueInquiry@co.thurston.wa.us. For questions about the senior and disabled exemption program, email AsrInfo@co.thurston.wa.us. The Thurston County Assessor earned the Certificate of Excellence in Assessment Administration in 2014 and received recertification in 2020.

Washington law under RCW 84.40.030 requires assessors to value property at 100% of true and fair market value. Each property in Thurston County is physically verified at least once every six years. Between inspections, the assessor adjusts values based on market changes. If you think the value used for your Olympia property is wrong, the A+ system lets you check what characteristics were used and compare them to similar properties.

Olympia Property Tax Rates and Taxing Districts

Olympia properties are subject to a combination of taxing district levies. The Thurston County Treasurer publishes tax rates at thurstoncountywa.gov. For 2025 (based on January 1, 2024 assessed values), the City of Olympia's general levy component is $0.98 per $1,000. State school levies add $1.14 and $0.73. Thurston County's General Fund is $2.00, Road Fund $0.90, and Conservation Futures $1.24. Olympia School District #111 adds $4.16.

Special purpose districts add more to the total. These include Medic One at $0.34, the Olympia Metropolitan Park District at $0.50, Port of Olympia at $0.13, PUD #1 at $0.01, and Timberland Regional Library at $0.23. Fire district rates in Thurston County range from $0.18 to $2.19 depending on location. Cemetery districts add small amounts as well. Total rates vary by tax code area since not every Olympia parcel falls within every special district.

Washington cities are authorized by law to levy up to $3.60 per $1,000 of assessed value for general governmental services under RCW 84.52.043. That limit does not include voter-approved special levies and may be reduced further by state constitutional limits or the growth limits in RCW 84.55.010. For 2023, the City of Olympia's regular levy was $1.7417 per $1,000 on a total assessed value of $11.69 billion.

Note: There are eight distinct tax code areas within Olympia, so your rate depends on exactly which districts overlap your parcel's location.
