Benton County Assessor and Property Tax Records

Property in Washington State is assessed at 100% of market value under state law. Benton County conducts annual revaluations. How Benton County Assesses Property Tax Values

The Assessor's statistical revaluation process compares sales of similar homes and commercial properties to set values that match what buyers and sellers agree to in the open market. This method follows requirements set by the Washington State Department of Revenue under RCW 84.40.

The 1% property tax limit in Washington applies to the total amount collected by tax districts, not to individual tax bills. Increases in a specific owner's tax bill usually come from voter-approved levies and from assessed value increases that exceed typical market growth. Property tax increases cannot be appealed, but assessed values can be contested within 60 days of the Notice of Value date. Tax due dates follow the state schedule under RCW 84.56: first half is due April 30, second half is due October 31 if the total exceeds $50. Online payments are available through bentoncountytax.com. You can pay by electronic check (fee: $1.00), credit card (fee: 2.50% of the payment), or VISA debit card (fee: $3.95). These fees are charged by the vendor under authority of RCW 36.29.190. Returned payments carry a $35 fee. Once a Certificate of Delinquency is filed, online payments stop being accepted and payment must be made by cashier's check or cash. Benton County Property Tax Exemptions

Benton County offers several exemption programs. The Senior Citizens and Disabled Persons Exemption reduces the taxable value for qualifying homeowners.
