Property in Washington State is assessed at 100% of market value under state law. Benton County conducts annual revaluations. Real property valuations use physical inspections and statistical revaluations that compare properties of similar size, use, and location. Business personal property such as equipment and machinery must be reported annually and is valued at 100% of market value. The Assessor prepares the tax roll and sends it to the County Treasurer for billing and collection. Values, taxing jurisdiction breakdowns, improvement details, land data, and roll value history are all available through the county's online portal.

Search Benton County Property Tax Records Online
The primary tool for looking up Benton County property tax records online is the Harris Govern PACS property search portal. You can search by account number, parcel number (16-digit format), property address, or DBA. The Results Display dropdown lets you select the appraisal year for tax year, including 2025-2026 for current ownership data.
Individual property detail pages in the portal show the account and property ID, abbreviated legal description, parcel and geo ID, tax area, land use code, township, section and range, legal acres, and physical address. Ownership details display owner name, owner ID, mailing address, and percentage ownership. The tax statement section shows first-half and second-half base amounts, penalties, interest, base paid, and amount due for multiple years. An integrated Pay Tax Due feature lets you select tax years and calculate the total owed. Links to the Assessor, Treasurer, and Mapping websites appear on each property page.
The county's GIS Department hub offers interactive web maps, open-data downloads, and a map gallery. Contact the GIS team at gis@co.benton.wa.us or (509) 786-5485. The Benton County Community Portal provides another map-based platform with an area overview, assessment data, census information, sales data, permits, and zoning. Clicking on a parcel icon shows recent sale details directly on the map.
The county also makes bulk assessment data available for download. Per RCW 42.56.070(8), all property owner name data are redacted from the downloadable files for privacy reasons. Anyone needing owner name data must submit a written request to the Treasurer's Office at treasoff@clark.wa.gov.
How Benton County Assesses Property Tax Values
Benton County appraisers perform physical inspections of properties on a cycle map, which property owners can view online. Both real and personal property are assessed every year. The Assessor's statistical revaluation process compares sales of similar homes and commercial properties to set values that match what buyers and sellers agree to in the open market. This method follows requirements set by the Washington State Department of Revenue under RCW 84.40.
The 1% property tax limit in Washington applies to the total amount collected by tax districts, not to individual tax bills. Increases in a specific owner's tax bill usually come from voter-approved levies and from assessed value increases that exceed typical market growth. Property tax increases cannot be appealed, but assessed values can be contested within 60 days of the Notice of Value date. The Assessor's office handles questions about valuations and can explain the basis for a specific assessment.
