Clark County Assessor Property Tax Records
The Clark County Assessor's Office identifies and determines the value of all taxable real and personal property in the county each year. These values are used to calculate and set levy rates for taxing districts, including cities, schools, and other local entities. County appraisers perform physical inspections of properties on a cycle map. Property owners can view the cycle map online. The Assessor notes that the 1% property tax limit applies to the amount collected by tax districts, not to individual tax payers. Increases in a specific owner's bill typically come from voter-approved levies and from assessed value increases larger than the typical market increase. Property tax increases cannot be appealed, but assessed values can be appealed within 60 days of the Notice of Value date. A secure processing drop box is on the first floor of the Public Service Center for document submission.

Search Clark County Property Tax Records Online
The primary tool for Clark County property tax records is the Property Information Center, which is searchable by tax parcel number, house number, or street address. Partial addresses are accepted. Each property record includes tabs for Account, Building, Environmental, Taxes, Auditor Docs, Documents, Permits, Sales, and Search. Property details show owner name, mailing address, property location, abbreviated legal description, and site address.
Administrative data in the portal includes zoning designation, zoning overlays, approximate area in square feet and acres, comprehensive plan designation, subdivision name, census tract, and jurisdiction. Jurisdiction-specific details show fire district, park district, school district, sewer district, water district, urban growth area, C-Tran benefit area, school impact fee area, transportation impact fee, garbage collection day, and council district. Assessment data shows market value as of January 1, land value, building value, total property value, taxable value, revaluation cycle, and assessor neighborhood number. Google Maps Street View and Bing Maps Birds Eye are embedded on property pages. A reCAPTCHA challenge is shown on first visit to prevent automated scraping; once passed, access is granted for 7 days. A second tool, MapsOnline, is an interactive mapping application integrated with Community Development's permitting system. MapsOnline is particularly useful for verifying which jurisdiction a property falls under, since not all "Vancouver, WA" postal addresses are within the City of Vancouver's jurisdiction.
Clark County Property Tax Assessment
Clark County assesses all property at 100% of fair market value as required by RCW 84.40. Both real and personal property are valued annually. The Assessor notes that seniors and persons with disabilities may qualify for the Property Tax Exemption Program, and income levels for that program have increased. Comparable residential sales data is available at clark.wa.gov/assessor/residential-property-sales-information. Sales information is compiled from recorded documents and assessor records. You can search and filter sales by area, sale date, and property characteristics. The data supports assessment appeals and market value research and is updated as new sales are recorded.
The Clark County Assessor and Treasurer also maintain a vast bulk data set available for download from hub-clarkcountywa.opendata.arcgis.com. Note that per RCW 42.56.070(8) and AGO 2019 No. 3, all property owner name data is redacted from the downloadable files. Those who need owner name data must email the Treasurer's Office at treasoff@clark.wa.gov. Clark County Property Tax Payments

Tax statements can be obtained using the property identification number through the Property Information Center. Property taxes follow the standard Washington schedule under RCW 84.56. First half taxes are due April 30. Second half taxes are due October 31 if the total bill exceeds $50. Bills of $50 or less are due in full by April 30. The Treasurer publishes an annual Report to Our Citizens that summarizes revenue, expenses, and customer service results. Delinquent taxes can lead to foreclosure under RCW 84.64.
Clark County Property Tax Exemptions
Clark County seniors and persons with disabilities may qualify for the Property Tax Exemption Program. Income levels have increased in recent years.
